I just had a guy out yesterday to quote me on my home AC. He came highly recommended from a good friend. Delta Home Services  Jason is the guy . 

He quoted me $6927 for a 5 ton Trane 15 SEER fully installed  and 2.5ton units Trane 15 SEER $5600. Then there are Trane rebates and SRP rebates if you are in SRP area.

I would like to see how 2 AC could cost 30k!

The way I see it is when the economy goes south the note business picks up with new supply of NPNs

I have bought some notes from PPR and they have performed flawlessly. I have invested in a couple of their funds and have been paid as promised.  Absolutely happy with PPR.

@Drew Y. Look into Opportunity Zone Funds. Part of the new tax bill. Allows you to defer and reduce capital gain tax.

I was recently made aware of Roofstock. Does anyone have any experience with them? Basically the will list and sell investment properties with tenants in them to other investors based on cap rate. 2.5% commission.

I have rentals here in the Valley and in the Midwest , (St Louis) and I thought I would put in my 2 cents.

I am looking at selling my rentals in St Louis and keeping the ones here in AZ . So kind of opposite of what you are talking about.

My experience is that owning out of state you are giving up a lot of oversight of your investment. You may find trustworthy managers but you may also very find untrustworthy ones. Without the ability to drive by once in a while you can easily be taken for a ride. Houses here in the Valley tend to be newer and need less maintenance as well.

If the goal is to not have mortgages , I would sell one and use the proceeds to pay the other mortgages down.   

I do it all the time. Have never had a lender call the loan. I just get a warranty deed fill it out notarize it and record it. In Maricopa county it costs only a few bucks. As long as payments are getting made they dont care.  Just keep your name on insurance policy as an additional insured.
