Well since the population of the United States continues to increase and just about everybody wants a roof over there heads, I think real estate is pretty safe.

I have used Kathy Davis for foreclosing and evictions in St Louis. She is sharp and knows her stuff.

You need to know which of these liens is foreclosing. If it is the first lien , meaning the one recorded first, then the other liens will be wiped out in a foreclosure sale.

When  had my license back in the last boom. I had my license with Gary Call Real Estate . No fees except for a 275 transaction fees for every closed transaction. No office no other real support but just that one fee. It depends what you are looking for , but that worked well for me. Gary's son Josh opened Call Realty and it had a similar arrangement then. I don't know what they have going now but they might be an option. These 2 had probably hundreds of agents in the valley back then. 

Great topic. I will be furnishing a place I have in 4 months when the long term tenant moves out. What is a good mattress to use in a vacation rental? I was looking at Tuft and Needle site. I like that they come in a smaller box so easier to move . Does anyone have any experience with these mattresses.

Interesting. Here in Arizona the Governor just signed into law that not municipalities can hinder short term rentals.

i would talk to the county building department and see what it would take to get a permit or if they would even issue one. Then i would talk to insurance agent about costs and feasibility. Good luck!

it is not an Arizona thing, it is a lender issue. It most likely the lender wanting to review docs then fund. Talk to you MLO.

I have bought and foreclosed 2 notes. They weren't started on foreclosure though. My question to you is, how do you get access to those notes from those big guys?

I am new in this and always looking to learn more about sources for notes.

Kevin, thank you for your input on this topic. I have been wondering about this licensing issue ever since I bought my first note. Getting to AZ in particular, if the loan in question does not have an escrow account and is residential, then I wonder if there is any state registration/ licensing requirements? FCI is registered as a corporation in AZ , that is all I can find on them. Not sure if that is required .

It seems like our federal government is out to make things complicated as possible.    What's new huh.?
