Hey Matthew Philipchuk - Good question! In my experience, it definitely depends on the area. For example, flipping isn't real great in my market because houses are so cheap - not a lot of spread (plus it's difficult to sell.) On the other hand - my market is great for small multifamily properties that produce fantastic cashflow.
Many areas, however, are the exact opposite.
For me it comes down to whatever type of investing fits best with your lifestyle, personality, and skill set - and then applying that to whatever market you are in.
That said - you can't go wrong with good old fashion "Buy 'n Hold" as long as you buy conservatively. :)
My thoughts. Anyone else?

Hey Glenn - I have found the same : the lower the price point, the longer DOM. It seems backwards, but I think you hit the nail on the head about people not being able to qualify. My market has a huge problem with that. I think those property types make great rentals, but flips tend to be horrible.
Thoughts?

Hey Tiger M. - it sure is an interesting idea. Are you considering building and then renting, or building and selling as condos? Or selling as 4-plexes?

Hey Mattie Covatch,
I don't supply internet, and tend to think it's not a great idea. The liability of having internet in your name would be pretty great, and trying to set it up the way that hotels do would probably be to cumbersome.
That said,I do know a landlord in my area who offers TV and Internet as a incentive to get his places rented - and it sure seems to work.
Anyone else have thoughts?

Hey Justin Lee - I think if an 18 year old walked in and was serious - you'd become the most popular guy in the room. It's a great position to be in. Ask a lot of questions and remember flattery goes a long way.
Investors all have the same regret: I wish I had started earlier. They will look at you as hope for the future. It's a weird thing, but I've seen it time and time again. Old guys love us young guys.
As for cost- yeah, most are gonna cost something. A lot of "clubs" are just "pitch fests" where gurus come in and try to make money. Be cautious and search around the BP forums for good clubs near you.
Also - you should add a picture to your profile! BiggerPockets is like a huge real estate club and without a photo - people aren't going to be as open to reach out :)
