Thanks for the info Neil. I did not know it was called a comps report. But I sure do appreciate your input. I'm just trying to hone in on areas of the city with a particular home price range in order to mail out direct marketing to these areas.

Well, the best thing to do in this situation to to actually go the city's Planning and Zoning Dept, and speak with the person in charge yourself. Usually, in my experience, if the property is already built, it should be grandfathered in.
Don't ever go buy what a seller tells you, sometimes you have to find out for yourself.

And I would find out who the person you need to contact is by calling the city.

I have a question for you all. I'm looking into finding out how exactly I can go by in figuring out what median home prices are as pertaining to the zip code that they fall in.
Does anyone know how to find this out without access to the MLS, possibly through a particular website???

@Josh Autery I've used McPherson Hughes Bradley over at 3120 Central Mall Drive, Port Arthur, TX 77642 on a few owner finance deals and to advice me on my lease that I use for my tenants. Over all a good experience.
