Hi all,

I'm looking for a contractor to do a second-floor addition on a 60's ranch house. I'm in the Lowell, Massachusetts area. It's my primary residence. I have a construction loan approved already. The original contractor is dragging his feet and I think he is getting cold feet. So I want to see my options out there. Once this project is complete, I may have a 2 family that will need extensive rehab as well. So good price, good job will get you more work.

Thanks,

Chris & Beck

I have mine currently in a high yield savings but it pains me to see several thousand just sitting making 1.25%. Currently it's not a big reserve since I have only one property but I was thinking how could I handle this at scale. My plan is to have a certain amount in the high yield savings for immediate needs but then have a linked brokerage account where the balance would be in an index fund etc. All my rent deposits to the savings and all my mortgages pull from the savings leaving reserves and profit. Once that bucket fills I will siphon off to the linked brokerage account. That's the theory anyway as I mentioned I'm not at a large scale to pressure test this setup. I'm curious how others do this as well.

Hi all, So I bought an investment property 4 days before the end of the year in 2017. When I calculate depreciation is it based on the days owned in that year or by the year? So to use a very simple math example: if a full year's depreciation (house value, closing cost, less land, etc. / 27.5) is $365 then 4 days of ownership would allow me $4 of depreciation or do i use the full $365?

Thanks!

Beck

Hey everyone. My husband and I are planning on being in the Indianapolis area June 21-24 for a non-real estate event. We are in the planning phase of this trip and would like to extend our trip to go to a REIA Meetup or BP event while there. My question is are there events that you recommend that we can attend either before or after our timeline above? Usually, it seems Meetups are on specific days every month and hopefully I can use that schedule to determine when to add to our trip. Any recommendations for groups is greatly appreciated!

Thanks,

Beck and Chris

Thanks Christine.

This just in. I'm allowed back into Facebook now. They have confirmed my identity. I don't know how since i wasn't required to take any action and I wasn't contacted by anyone. I wonder if it was a "tar" pit to slow down a potential bot. Anyway, I'm in and playing around with it. My units are rented now so the urgency is relieved but I should be versed in this for my next vacancy. Thanks everyone!

So here's my update. It looks like I couldn't create just a business page. The account setup required a first and last name which created a personal page for me. I then created a business page from within my personal page. Everything seemed good. Next, I searched for %City% Rental type pages and found a page associated with the area my rental is located. I posted to it but it posted as me personally. Next and this is the strange part, I was locked out of my account and put on a security hold. This is not locked out because I forgot my password it was because my identity needs to be verified. So it's been several days and I'm still locked out. I'll keep everyone posted on my progress.
