ok Great thanks for the advice. So would I create a personal account under my name or use a business name? I guess either way would work. I do want to keep my personal life separate from my business.

Hi all, I need help with using FaceBook for my rentals. I keep hearing some landlords use Facebook to market their vacant units and they are very successful at it. I'd like to try doing this as well. Here's my situation: I own a Duplex out of state in the Cleveland Area I don't use Facebook personally but will start if I have to for marketing purposes. I am very tech savvy just never used FB. so where do I even start? Thanks Chris

I have a lot of experience in Lowell and a bit of experience in the Lawrence/Haverhill area. Lowell = Born and Raised. Living in the next town over now. Lawrence/Haverhill = went to school and work in the area for many years. Have family and friends in both.

In general, I think Lowell has a lot more going for it (perhaps I'm biased). But you have to take it street by street in some places. Same as in Haverhill. Mind you this is written from a citizen's point of view. I have not invested in either yet so I can't attest to that. Someday I will!

What is your investing strategy? Class A,B,C? Section 8? Students? 

PM me any locations and I can give you an idea. Maybe we can partner up on something.

Hi all, I may have an opportunity to buy a two family in the Cambridge Somerville area. estimated 800-900k. I don't think the rents would support it however a lot a people in the area have converted these types of homes to individual condos. each condo selling for over 500k. My question is has anyone here done a conversion like this in this area? where there any hidden costs to think of? Was the process straight forward? chris

Hi All,

From time to time I see 2 family houses in Somerville and Cambridge area with an attic and a basement apartment, essentially making it a 4 plex/family. There is only two postal addresses. My question is are these legal apartments? What makes them a legal apartment? Here's a description of the two additional apartments:

Attic Apartment: 1 bedroom. There are two methods of egress. One exit through the inside of the apartment below it and one main entrance/exit. No separate utility meter. Full size windows, Closet in the bedroom, small kitchen, small full bathroom.

Basement apartment: Has two exits. Windows are the small flip out windows. Full bathroom and kitchen. Closet and window in the bedroom (small flip out window). No separate meter.

When analyzing a house like this do I consider it a 4 plex? If there are only 2 meters then I would have to include utilities in the rent because it's not separable? Are there zoning laws that require parking per unit or certain bedroom per sq ft?

Any LL's in the metro Boston area in the same situation and how should I analyze it?
