Hi Tim,
Thanks for the advice again! I've worked with other realtor that seem to be more aggressive about presenting an offer. I think the flat fee listing takes the motivation away. I'll keep you updated.

I made an offer after inspecting the property and sent instuructions, proof of funds, deposit, approval letter, unfortunately the agent isn't rushing to get the official offer to me to sign. She is a flat fee agent, I let her write the offer so she can make both sides of commission. What is reasonable time before i should get another agent to make offer? I trying to be first offer.

Hi Vincent,
Saw the house today got my punch list and worked on my rehab cost analysis. ARV 600k. My offer is 430k. as is.. 70k in rehab. We were looking at a cash purchase, but after looking at numbers we are pre-qualified for conventional loan so we wrote the offer tonight waiting for a responce. I did add the vesting wording in writing to open up some options.
We don't need double close as of yet, but will keep that open.

I am making an offer on a home tomorrow. the Realtor is using a standard CAR form how can I make sure the contract is assignable or able to add a partner or use my LLC name to purchase? Thank You.Loren

I am starting out in the LA market wholesaling. When I sign a purchase agreement with seller and open escrow is there a preferred contract that would be more attractive to cash buyer? (good, better, best to assign)

I have a property I have been woking to get under contract for over a year 450k unfortunately,
the owners Uncle and Niece are in different states and don't speak, Any ideas with getting to common ground. the property is a burn out SFH the assignment would be to a builder who would tear down and build FMV 1.2 range.
