Hi with my recent purchase I used the standard CAR form and the people above nailed it with regards to "no assignments" language Line 26.  

During escrow we used the notice of assignment form to notify the seller that the purchase agreement changed to another entity. 

The seller didn't have any problems with the document.

I recently purchase my first property to flip:

I have run into a road block.  How are flippers getting renovation plans, structure engineering drawings quickly to submit to planning and building and safety so they can obtain a permit.

The county of LA has a extensive list of requirements to get a permit.  I get the impression that many are not even pulling permits

Hi getting started in the southern California market is difficult unless you have some down to start.

I would seriously look at some of the comments and make sure you are not taking yourself out of the game before you even get started.  

I have several rental properties and they have seen amazing returns over a 10 year timeline.  margins are thin when you start out, but with appreciation and rental increase in 10 years you will say "why didn't I buy more"

Your sweet spot is 2 to 4 units I see many deals that cash flow you have to find the right sellers.

My recent project is a flip that I purchased for 169K so don't think you cant find the deals in Socal!

Hi I recently purchased this property and there isn't a perimeter foundation  or stem wall.  I have had a few quotes to install a 24" deep by 12" W.  If I don't address the situation, I am worried that financing for the new buyers would require upgrade to satisfy the lender.

Any suggestions on how to proceed?

Hi the supporting structure is piers,  there a very shallow surface footing used to level in 1938 

This will get you an idea of situation.
