@Lisa Gauff, like what @Robert white said, I would multi-family BRRRR. In fact, that is what I am doing.
But, depending on your income, housing needs, etc. I might try something different. A house hack could be great, if you’re looking to get a place to live yourself.
You could do some fix and flips to build up even more money to then use as pre-approval cash on hand for hard money to do a bigger or better multi family BRRRR.
Start with a great why and go from there. Have a purpose for your investment.

@Patrice Boenzi you need to still file your LLC as a foreign entity doing business in IL. I'm going to send you and @Andre Deville a link to a book that I think will provide you each more information for your individual situations.
Andre, you definitely can use a virtual address and establish your LLC there. I'm a California investor with an Illinois LLC. With credit under it as well. The book link I'm going to send you will give you some better advice regarding trying to just build corp credit as a means to an end. Most people selling that idea are not lawyers nor even accountants. They usually are trying to sell a service, like helping you set up entities.
Patrice’s first advice is really recommended, getting an attorney to help you. There’s more to doing this than just filling paperwork. Avoid one who’s recommending Nevada or Delaware corps though.
Since you’re in IL, do it there. Read the book though. I don’t care if you buy it off the link, find it anywhere you want but you need to educate yourself more, for your own protection.

A CPA shouldn’t cost you that much. But I would definitely find one.
I sent you a link for a book which I think is the best one I’ve found for tax planning and strategy, written by a CPA and a lawyer.

@Tony Marcelle I recently have done a lot of study in the area of self-improvement and what it takes to really make it. You’ll hear over and over on the BiggerPockets podcast the common truths about this. As a part of the 90-day intention journal, you can really see this in action too. Pick one thing and just go for it. Whatever it is, isn’t really that important. You can decide later, if it’s what you want to continue with. But narrow your focus and be intentional and just go for it full on. Work on it everyday and just keep going. That’s it man.
