@Joe Fairless ended up scratching the whole process. I had a several other strong applicants apply and decided to go with one that did not have a pet. We will have to see how it works out.

I had a similar experience to the one @Jason Jones had. Great book, but the seminar was a lot of hype which was going to get alot of people into financial trouble if they were not careful. Please be safe.

I guess one criteria to considering a tenant with a pet could also be 'interviewing' the pet itself and taking in how the owner and the pet interacted. Does the pet listen? Is the owner mindful of their pet? Etc

@Tamara R. that is rough...so maybe the suggestion is add a $25 premium per month per set of legs in the house

Very insightful @Marylynn B. ... thank you. and yes I am the same way, I love animals. So a bit difficult turning someone down for the reason, however i think it was right in this situation.
I was unaware that some breeds are denied by homeowner's insurance, so thank you again for this information.

Man I love this place. Thank you for all the helpful suggests and for sharing your personal experiences. At this moment, I think I have shifted to no pets. Another applicant who seems like a very stable tenant without the pet situation. We'll see what happens

So I have a question in regards to tenants with pets. I am currently in the process of interviewing tenants and my top choice is a family who will most likely become long term tenants. They currently have a really low credit score as a result of a recent foreclosure. However, they have strong jobs with strong pay. Is it worth while take on the risk of having a pet in the home in exchange for the likelihood of them remaining in the lease for several years...hopefully 5+ years?
