Join your local REIA. I joined the Georgia REIA here in Atlanta and got a mentor to show me "Bird Doging" and provided a team around me that helped start my business. They have a small fee to be in the group but the amount of information is worth it.

I found out that the area the highest appraised house in the last two years. This deal looks good in cash flow, but you guys hit it on the head when it came to the appraise. @Jorge Borjas @Juan Jackson the tops for 2/1 is 850. This one of the nicest homes on the area but do to the other houses it will not appraise for 45k like i hoped it would. @Eric Smith thanks for your adviced you guys might have saved me from making my so called "first bad deal" Thank you really -Mathias

@Coley Moore Glad you jumped on board. Your definitely on the right track. I have been with the GA REIA and have gained alot of contacts and recommendation on flips and made couple whole selling deals. Come join and would would love to connect with you there.
I would join my local REIA and talk to some investors and wholesalers. You can gain a lot of experience and learn the lingo. The best part is like you said you can learn your area and make offers with partners you meet. Also i highly recommend the Ultimate Beginners Guide for Real Estate Investing. Hope this helps:)

@Nicholas Norris Congratulation on making the first step. I think that's probably one of the hardest things to do. I know at least it was the hardest step for me. I just finished college and know how you feel. The best thing I can recommend is exactly what @Sandra Lei M. said: read the "The ultimate Beginner's Guide to Real Estate Investing." Also join your local REIA. I am in the group of investors and would love to see you there and chat.

@Eric Smith Thank you for your input. I do not know if someone lives in this property at this point. Plus i don't think i will be able to get a hard money lender on this deal. Will have to keep looking for my first deal. Thank you again,

@Eric Smith Thank you so much for advising on how the appraisal will work and yes the list price for the area is all over the place. There are some homes for 60k and some as low as 25k. I dont think the house will appraise for 45k i think i am going to pass on the deal after all the issues that you did bring up and at the end of the day I don't think a hard money lender is going to fund this deal anyway.

I am a new investor in the Atlanta Georgia area and would love to get some feed back of this property that i am hoping to rent and hold. I have pasted the pictures of the calculator results. I think it is a great opportunity for my first hold. The only problem is that the buyer is only taking cash offers. How can i structure my deal to the seller with out offering cash?
