New to commercial property. I have a lot in Atlanta that needs to be leased out commercially. It's completely raw and covered in trees but in prime location. Would be well suited for a medical building of some type as there are many surrounding it. How do I price it fairly for a monthly lease? Cost per square foot as I would for a sale...? Cap rate for the year and then divide it by 12 to get the monthly fee?... Open to all thoughts please!

For Atlanta, if you're purchasing in town a studio/ one bed would be highly sought after and highly paid for. Once you leave the Midtown and Downtown areas, it will be more difficult to find tenants/buyers that don't need a MINIMUM of three beds. The great AND not so great thing about Atlanta is that all neighborhoods are in pockets. What doesn't work on one street might be a home run two blocks away. Your best bet would be working with a native to find out the specifics on the exact street you choose. My wife and I are Realtors and Investors in the local market. Gives us a call if needed!

The Atlanta market is on fire. We rarely get multi family deals made available BUT, yesterday I may have found a diamond that I wish I could take on myself... In West Atlanta I have an investor looking to retire and sell of a CLUSTER of 50 units ( 25 DUPLEXES) On the border of Atlanta and Jonesboro!!! The units are all currently on Section 8 and 100% rented!!!! With our new stadiums and the endless development of our inner city, this is sure to be a gold mine! First of all thank you for your service. I am glad you found PG b/c there is so much infomration you can munch on and even find lenders. I encourage you to go to the marketplace and hit the Hard Money Lender tab and you will be flooded with lenders offering you money. Cheery pick the one you like and you will be on your way.
