Does anyone know why the property values in Dayton OH are so low? The cap rates on multifamilies look pretty good. Does anyone own rental property in the area? If so, what are the areas to avoid or buy in? Any property manager recommendations?

I would not convert. You may want to sell one day and a house without a garage may put you in a disadvantage. Always think long term.
@Account Closed..Thanks for the input. I left out some details by mistake. the compressor is bad as well and the "return lines" are filled with black oil. I was told the Freon converts to oil and it should be clear. Once the oil turns black, it corrupts the entire unit. I asked if it could be flushed and they said no. I never disclosed to the HVAC technican who did the electrical work.
By the way, the unit is about 9 years old.
Back in November I needed some electrical work done on a home. I searched online and found a company with great reviews. The electrician came out to fix the problem then said he wanted to do a safety inspection for free. No problem. After the inspection, he comes back to say that the wrong AMP is installed and he needs to install a 50 AMP instead of the 40AMP installed. I said ok. When spring time comes I tried using the AC no luck. Called the HVAC technician out and he says a serious power surge must have taken place because the capacitor literally exploded. Now, I'm looking at replacing the entire unit at a cost of $4500. The HVAC technician told me that the 50 AMP breaker installed was incorrect bc the unit specially calls for a 40 AMP! Could this 50 AMP breaker have possibly blown my unit? Any experts out there? Im waiting for a manager to call me back bc I feel the need to file a claim/complaint.

I won't "smoke" the bees..lol! I'll just wait it out. Surprisingly, there are a lot more ppl with bee allergies than I could have imagined.

I always do my due diligence prior to purchasing a property to rehab but this one got pass me. As any prudent investor, I always scope out my neighbor's property to see if there are any potential hang ups that would impact the sale of my rehab. I was really confident in the purchase of my property. It was rehabbed, listed on the mls and within a few days my agent informed me that a potential buyer would not place an offer bc the neighbor next door was a BEE KEEPER!!!!!!!!! Apparently, the entire family was allergic so they had no choice but to walk away. The house is on .6 of an acre and the there is shrubbery along side the fencing. I FAILED to walk to the very back of the property and when I did...there it was...neatly aligned bee colonies!!!! The colonies cannot be seen unless your standing in the very back of the yard! UGH!!!!!!!!!! I COULD HAVE SCREAMED!!!!! However, After two weeks of being of the market, I received an offer, the buyer had no problems with the bees, but prior to closing, the financing fell through. The house was placed back on the MLS. In the meantime, I spoke to the neighbor and he informed me that he purchased a new home and was MOVING and the bees would be GONE! After he told me that, I LITERALLY forgot all about the bees, right! So after 3 days back on the market I received another offer and within a couple of days, were under contract. A few days go by and the day of the home inspection I receive a call stating that the buyer wants out of the contract bc he has a terrible allergy to bees!!!!!!! ARE YOU KIDDING ME?!?!?!! So I tell them "no need to worry, he's moving"! But that was no good, the buyer has such a fear of bees, the sight of those bee colonies literally terriorized him and plus he's afraid of any potential bees that may linger on the property after the move! So tomorrow the property goes BACK on the market. The next door neighbor doesn't move for another 3 weeks and so the bee colonies remain :(
