Hey There! First year as a real estate investor.
How do I file my taxes? What forms do I fill out? What can I claim?
I bought a vacant, uninhabitable fourplex foreclosure from HUD in Cincinnati, OH in December 2016 as an owner occupant/sole proprietor. I drove out from CA in January and am incurring a lot of expenses.
Does anyone have a good guide for what you claim and what forms I should fill out to claim them?
Can I claim the move out here? Any reason I shouldn't use turbo tax? Can I claim gas for driving to Home Depot like 9 times in one day???

Congrats on becoming a real estate investor Natalie!
I just bought a 4-plex and am working on fixing it up and renting it out. A couple of things I would recommend is check out the Real Estate Investors Association of Greater Cincinnati (online networking via BP and in person there) and ask around about navigating the permitting department.
I'm in Northside. I'd be happy to grab a coffee some time.

Hey Guys,
I just got to Cincinnati and need to begin work on my 4plex. I'm looking for good but (cheaper) vendors. I'm not trying to find the bottom of the market but I don't want to pay top dollar either. I need to find the following:
Architect
Electrician
Plumber
Handyman

I don't know the market you are in but no contingencies sounds crazy on your first deal unless you are in a super hot market and that is the only way you can get a deal. Good call on not taking on a 5 unit for your first place with out an inspection.

Depends on the condition of the home and the scope of the rehab but I generally do 5% for maintenance and 5% for CapEx.

Not a fan of either deal.Especially in Cincy. I'd try to hit at least $100 cash flow per door and hit at least the 1% rule which should be achievable in Cincy. Did you roll maintenance in with CapEx?
