@Nazz Wang I'm a wholesaler in Indianapolis who does my best to provide great deals for area buyers.  It can be tough sometimes because every buyer has a different niche, and different criteria.  The one constant though, is that no one likes buying in war zones or areas that cater to difficult tenants.

Therefore, I have to know which neighborhoods to market in and which ones to avoid.  Otherwise, if I try marketing a deal in a bad neighborhood I won't be able to sell it to my buyers, some of which include, but are not limited to @Ryan Mullin @Account Closed 

All of these guys can help guide your search and help you make informed decisions.  They've been a huge help to me as well.

@Account Closed may be able to help you find more affordable homes with little work needed, but you will be looking at the 35-45k price range, but they need little to no work!

@Erick Martinez at first I took a mentor with me to help learn how to estimate rehab costs, I'm a little more confident now, but it's always a challenge estimating rehab costs. 

J. Scotts book on estimating rehab costs is an excellent resource I hear.  A partner of mine has started using it.

Can anyone help me?

I have heard of marketers reaching out to those individuals when the owner's address comes back as a RTS because of the address being vacant, unable to forward, or not deliverable as addressed.

Can someone who follows up on these RTS leads tell me what you do with your postcards or yellow letters that get returned when the owner's address is vacant?  

I have heard of people using intelius to look up the owner's current address.  Is this reliable?  It sound's like a tedious process, but definitely something that can be outsourced.

Is anyone out there doing this, if so, what sort of system or process do you follow to find or contact the owners of the property if the mailing gets returned because of the mailing address being vacant, unable to forward, or not deliverable.

If you do use Intelius to find up to date information on people, are you sending them a new letter to the correct owner address, or what if the owner's address on intelius is the same one that got returned?

@Taylor Green are you looking to acquire cashflow, and more equity from purchasing from a wholesaler or are you wanting something turnkey? Both have their pros and cons.  Let me know!
