Hi BP community,

I'm looking for a financial advisor / wealth manager. Preferably someone with experience helping W-2 employees build their RE portfolio while balancing other investment opportunities (ie, 401k, etc...). Experience with additional alternative asset classes (i.e, private equity), agriculture, etc... is also a plus. As is experience with international diversification strategies, investment opportunities and currency plays.

Appreciate any guidance you might have!

We business partner and I started at the end of 2018, began with Drive 4 Dollars looking for distressed properties with potential and we actually found an owner who was very interested in our first drive - that deal was our first ever and only ever started on October 2019...a lot of back and forth, a death and renegotiation took place over period. Finished renovations in the beginning of November 2019 and sold a day later.

We felt like the kings of flipping...until we went into flip 2 & 3 where we learned hard lessons. Flip 2, didn't sell and our JV investor ended up taking it on as a multi-family so that we wouldn't sell at a loss. Flip 3, produced no profit for us and we quickly learnt where we went wrong on the flips.

Since then,

- we have completed 5 additional flips successfully and growing

- we have completed 3 Multi-families where we are 50/50 partners with other investors. We are now completing two of our own and will own those 100% with a pipeline full for the balance of 2020

- assisted in the purchase of a development for 25 Cluster homes and super excited to learn about the development space and start our own

@Mike Lambert is correct about the typical U.S. PE shops, they will only be getting in on large, multi-billion dollar developments / buy-outs. I work with "them" a lot (not in real estate), and unless there's a minimum 7 to 8 figure return on the table, its typically not worth their time.

That said, you could also consider looking for local, Costa Rica-based private lenders / private equity.

Generally speaking, local private capital markets in developing countries such as CR tend to be less developed (surprise, surprise), so you won't find any mega buy-out funds, but you will find relatively modest sized funds investing locally into agriculture, tourism, etc... so if you can tie your real estate investment goals to an eco-tourism project / sustainable producing farm, then you could have an interesting play there. That's actually one route I've personally been exploring. 

Depending on the country, there are also often foreign aid dollars that can help underwrite some of the risk, provided you're interested in developing a 'socially consciencious' business that is broader than a standard long term real estate buy-and-hold. It takes a bit more work to navigate, but it can be a great way to get to know and enter a local market. Local embassies and chambers of commerce can also provide information about local investors, entrepreneurs, etc...

@Anthony Thompson thanks for the response! have a project in mind. Looking for individuals experienced in flips. I have some good contractors for routine maintenance on my properties, but no one who’s experienced in flips.

Where in RI do you invest?

Hi all! Located in the Providence, RI area, looking for recommendations/referrals for high quality, trustworthy contractors.

Have been investing for 2 years, currently own and manage 5 units. In process of purchasing several more and considering getting into flipping.
