Post: Funding for tiny house village project(s)

Are you talking about debt financing, or equity partners? Or both? Also, do you have approval for the tiny homes to be zoned as permanent structures, or would they have to qualify as RVs?

@Ahmad Alsarawi its worth consulting a U.S. tax accountant, and a lawyer, who are familiar with supporting non-U.S. citizens with U.S. real estate transactions.

You could also consider investing through Roofstock.com. I haven't personally done it and am in no way affiliated with them, but if I were a foreign investor looking for the easiest way to access the U.S. market, that is one place I would start. I'm not positive though whether they allow non-U.S. citizens to purchase through their platform. But its worth looking into.

@Derrick Grahn Would love to learn more. Both about your developments in MX and about your entrepreneurial journey. Have a few minutes to connect?

@Sharon Miller if you can get the company to put it in writing for you, that’s a good enough guarantee for me. Assuming it’s a large, reputable company that’s not at risk of going under if the economy dips into a depression.

@John Farkas would be great to connect and exchange notes. Sounds like we’re pursuing an almost identical strategy, even down to targeting 2030.

@Mike Lambert , have you found any ECB-backed banks lending to foreign investors?

@John Farkas, is that 4% cash-on-cash or 4% IRR?

@Julieta Osuna Hi Julieta,

I only have one condo operational in PDC, all others are under construction. I am getting a very modest 4% ROI, but I am OK with that because it is a passive investment. As stated previously I Did have some great months using airBNB during high season, but that also came with 2 months of no bookings during low season. So I opted to lease out yearly to ensure a positive cashflow. The developer was the Kaua Group and the development is Solea. They did meet my expectations overall. The unit is lovely and well constructed however I have learned that it is unrealistic to expect no issues. I had an AC unit go out in one instance and also there was a plumbing problem as well. Both of these incidents lead to me having to payout my Airbnb guests. I did have my real estate agent request reimbursement from the developer and I did get my money back, but it took a couple of months so overall I am happy. There are a lot of good developers and developments in PDC & Tulum. My other condo in PDC is Ipana by Simca Desarrollos which is still under construction.

Would love to revive this thread.

@Brandon Monaghan, any updates on the project?

@Nathan G., you're certainly right to be concerned about travel. After the pandemic it will become much easier, and typically if you buy property in another country you can receive a residency visa. Its not a full passport (though there are specific countries which offer passports in exchange for investments), but it allows you fairly easy travel to/from the country.

I was just reading about purchasing investment property in Italy. I really like the idea of owning a vacation home in Italy but I do worry about the difficulty of travel. 30 years ago, it was easy to hop a plan and bounce around the world. Now it seems increasingly difficult thanks to terrorism or exaggerated "pandemics" happening all the time.
