I interviewed several brokerages, teams, etc. I had several phone calls with the ones I liked (you should visit in person as well) and asked A LOT of questions. Double check the numbers they give you about volume, time to first close, average first and second-year transactions per agent, same for commissions, etc. I went with a team that buys leads in addition to training the heck out of you on everything about prospecting, calling, social, you name it. Also straight up ask if they invest themselves or work with investors because a lot don't.  The one I went with has top agents who own properties, flips, str, you name it. A team under eXp called Triangle Experts in Raleigh, NC. What won me over was a referral from another agent here on BP and knowing this team was led by agents with 20+ years of experience, doing high volume. They were growing during a time when agents were quitting in droves. A lot goes into the decision, just prioritize experience, and training over split. good luck!

My brokerage does high volume with zillow flex leads. The rest comes from old-fashioned follow-up calls and prospecting with SOI/past clients, old referrals and paid leads, and website traffic. We keep following up over days, months, years even, and it works well.

I think we all appreciate you touching on the "unsexy" parts of house hacking. And pointing out that you don't have to FULL SEND IT Criag Curelop style if that's not your goal. A year or two of my life in a home is long enough to warrant slightly lower gross income for the sake of my sanity. Great post and super inspirational. Thanks Jake!

You can probably get highest rent using by the room but @Justin Brickman is right, it's way easier to just rent mid-term or long-term. BTW, you can use airbnb to do mid-term (monthly stays) and you might still get top rent. It's okay if it doesn't CF while you're in there. Try and beat rent at least. A lot of investors want the property to at least breakeven on all costs after moveout, using something stable like long-term. You can shoot higher with mid-term or even STR, and having options is ideal.
