 Thanks for the insider perspective! I've been running an instagram and youtube for a year now but I'm just starting to make my content real estate specific. I've gone back and forth between making location-specific content that's more business-focused versus a personal brand approach that focuses on general real estate and my journey as a lead source. I think long-term that works better but short-term getting super niche would bring buyer/seller leads in quicker.

We use a combination of Ylupo and Followupboss. Ylupo uses AI to communicate with and send AI-enhanced hand-picked listings to leads. Leads come from Ylupo using ads and seo. Otherwise we manually put external leads on the Ylupo drip which keeps them coming back.

I moved from DFW to Raleigh myself actually. small MF is hard to come by in Raleigh. You might have better luck with Charlotte. But with the right patience and strategy, relationships, you can make anywhere work. While DFW isn't a HUGE market for small MF it's large enough that you can certainly find something. Just do your research on the best areas. One strategy (you may not like it) that most people are looking at right now for a variety of reasons is new construction. In some cases, it just makes more sense due to lower interest rates, better areas, low maintenance, more inventory, and better layout. Both Raleigh and DFW are set for massive growth in the coming years. You could easily make an argument for both. 1. I personally chose to. Helps A TON if you don't know the game or the market. Will fast-track EVERYTHING if you find the right one. A lot of agents make way more on a team then they do as solo-agents because of the structure, support, etc. At least to start, not a bad idea. Just have an exit strategy if the need arises and know their rules around keeping leads.

2. Residential is not a required first step. But they are VERY different. And most commercial brokerages won't take new agents, especially now. High risk, high reward, high stress and turnover.

3. I interviewed several brokerages, teams, etc. I had several phone calls with the ones I liked (you should visit in person as well) and asked A LOT of questions. Double check the numbers they give you about volume, time to first close, average first and second-year transactions per agent, same for commissions, etc. I went with a team that buys leads in addition to training the heck out of you on everything about prospecting, calling, social, you name it. Also straight up ask if they invest themselves or work with investors because a lot don't. The one I went with has top agents who own properties, flips, str, you name it. A team under eXp called Triangle Experts in Raleigh, NC. What won me over was a referral from another agent here on BP and knowing this team was led by agents with 20+ years of experience, doing high volume. They were growing during a time when agents were quitting in droves. A lot goes into the decision, just prioritize experience, and training over split. good luck!
