I need to upgrade my refrigerator in the condo I'm hacking, and I was in Best Buy this weekend and saw that they are offering ~40% off, free delivery, and 0%/18 month financing on new appliances. So I saw a lot of nice looking fridges for ~$1700-1800 that (it says here) retail for over $3k. I don't buy expensive new things very often, so are these good deals or are there always decent deals like this?

I use Genesis Property Management and Realty. I have bought two homes, am selling one, and they've managed my 5-SFR portfolio there for the past five years since I left Tucson. I recommend them very highly. I have referred four friends to them who have probably bought/sold/managed 15-20 properties and we all have been pleased with their services.

I have five SFRs there right now. It was a great place to buy in 2010-2011. I'm not buying there now but I have a friend who has continued to do deals there. Some huge apartment complexes have been built near the university in the last few years and I understand that's put pressure on rents. I have a good property manager and realtor I can recommend, if you're interested shoot me a PM.

I'm selling one of my properties right now and then I'm told I can do a Freddie loan once I'm down to six properties.

I just look at how much the PMI costs and how much it would cost to have it removed.

So I have one property that basically just needs an appraisal. The PMI is $70/month. Appraisal might be $400. So that's a ~200% cash on cash ROI. No brained for me.

I have another property with PMI at $40/month. I need to pay down $10k and the PMI will go away. So that's a 5% ROI. I can do a lot better than that, so I leave it.

I just consider the PMI as an expense that I could eliminate at some price and see if I will accept the cash on cash return at that price.

Hey folks,

I have seven mortgaged properties, I'd like to do a cash-out refi on one of my homes in Tucson. I owe $57k on it and it should appraise between $140-145k. Can anyone recommend a bank that would consider a deal like that at 75-80% LTV? I live in NH.
