Hi @Mike Wiesner

Thanks for the insight on using a lawyer. We were hesitant due to every dollar spent is one less that can be used for his care. I'm sure it will be worth it when a new tenant is safely in place.

I see you are in Trumbull! I live in Danbury, but work on the Monroe -Trumbull border as an engineer during the day. Do you ever make an appearance at any of the REIA or Meet-ups in the area?

Hi @Craig Bellot

Thanks for the reply

The property is not in an LLC. I had full intention of proceeding without an attorney since the states document on eviction spelled out the process so clearly. Money is an issue, and I was hoping the tenant would just leave after the first few notices, only having to get a lawyer involved if he put up a fight.

Some of the comments in this thread strongly suggest a lawyer.

Do you think that there is much to mess up if I follow the instructions to the letter?

Hi @Jonathan Makovsky

While going through the BP podcast catalog, I just heard you mention on episode 107 that you meet-up in my area. Your method of using direct mail, even though your main objective is not wholesaling, is the direction my wife and I are moving in.

We are going to try to make it on the 26th. I look forward to contrasting it with the CT REIA we've been attending.

Hope it works out and we see you guys there!

@Nicole A.  We've never evicted before, but the state document spells out the steps very clearly. I'll also take a look at local eviction service companies. Do you think offering cash for keys is a good option in this circumstance?

@Kevin Hunter Thanks! We are starting now.

Also, do you think we need to immediately involve a lawyer? I have the eviction documents from my state and they seem pretty straightforward.

Hi BP Friends, Our grandfather has a rental that is occupied by a disabled veteran. His wife was paying the $800 remainder after the gov paid $350. She left him. Now he only pays the $350 on a $1150 lease. It's been three months and our grandfather is afraid to take any action due to the tenants status. Any tips on how to proceed with this in Connecticut? Thanks Ben.

Hi @Jeb Brilliant I'm not incredibly experienced at this, but if I were you, I'd try posting in the Marketplace . Show the numbers, and don't leave anything out that you can possibly think of.

Aside from that, take the time to be constantly cultivating relationships and helping people.

Hi @Jared Sorrentino The BP blog post: Introduction to Real Estate Deal Analysis by J. Scott seems like a good place to start.

I'm guessing always negotiate if it is legal and ethical.
