To piggy-back off what
@John C S. said. These FHA programs allow you to buy up to a 4 family property, so you can live in one unit and rent the rest. One year later you can move out and use this experience (and hopefully equity) to buy the next property. The FHA also has a program called 203k, which allows you to use FHA funds to buy properties that need renovation. I think this is the best entry level path into real estate.

I am in the middle of doing my research as well. I work in Bergen county so have been focusing my research here, but would be open to anything as long as it is within a reasonable driving distance. In terms of setting up your LLC, there is also a website that I've heard people use and be happy with. If you google it, you should find a site that has automated the process and thus is cheaper than using an attorney.

@Malik Joseph, I am a new member from NYC as well. I think @Cris Agui's idea is great and its the one I am looking at. To buy using the FHA program, preferably a multi family, and rent out the other unit(s). I work in NJ and am looking to see if the numbers make sense out there.
@Larry Fried, I like your idea about investing in hotter markets. But aren't you concerned being that far away from your property?

My name is Ben Rutkevitz and I am excited to be a part of this community. I am impressed by the fantastic information on this site and how helpful people are to each other on the forums.
I have over 8 years of experience in the hard money lending space and am now ready to start buying my first properties. I look forward to contribute to this community in any way I can through my first hand experience as a real estate lender.
