wow, that's ballsie especially in the ultra stand your ground sunshine state. certainly wouldn't recommend that move for the next party might not respond in kindly, at all.

definitely agree with Brian Pulaski on this. you don't have the keys to the house which you(or your partner) should've secured with the title in hand at the closing table. the funds aren't even wired to the seller. are you sure that you own the property? seems like you really didn't close on this thing. possibly its a sign you need to walk/run away from it now. I've heard of tenants being squatters of newly transferred titles but not the previous owners immediately turning to squatters. though stranger things have happened. make sure that you don't get screwed out of too much more money. yikes.

depending on where you have your 401K plan stashed, they should have in-house specialists available to assist you thru to closure.

Definitely in agreement with Eleanor Decker's method. Bring someone along is a great choice, if at all possible. However, I'm also in strong agreement with the licensed ccw approach too. if at all possible, bring the person and the ccw. make sure you bring someone that will have your back and can assist you if necessary. being able to identify the perp after they've battered/killed you is important in the eyes of justice, yet its not really preventative. hopefully most realize the difference. if someone has malicious tendencies towards a real estate agency/sales people, r.e. investor its the preventative measures that could save your life and that matters most. the reality is as many people that are in prison...there are a lot of sick people loose in the public of anytown usa. we all have access to phones to try to dial 911 but the opportunity may not be available. self-defense is first priority in my book.

Please be mindful that most Section 8 tenants are recipients of public assistance. whether they are single vets or a couple with two children. if the shutdown is effecting HUD, its effecting the welfare system too. this may be the cause for any tenant not being able to pay their share of the rent, for those landlords who mentioned that criteria. my coin.

experience reveals how the settlement officer handles the double closing. yet if you need specifics on how your title company handles it then you should inquire for more details from them. there can be hiccups and hangups in any type of residential/commercial strategy to closure. @Kenneth Wiley what doesn't work or feel comfortable for you is just that - all yours. the same goes for what you really like and what works for you. share your experience as such but be clear not to impose either way.

Kingsessing IS the rough part actually. Yet there has been a spike in property values in that section of the city. the closer to Cedar Park the better. as you move closer to Elmwood you go deeper into sw and the value takes a dive. though it fluctuates in SW as it does in the rest of the city. that's just the way Philly is. even in hot sections, whether they're up and coming or consistently hot, prices can vary tremendously. perform your due diligence thoroughly. my coin.

when you find one, please PM me their info. the usual situation is if you find one that did a good job for you they may not perform as well for another person you recommended them to or they may not even show up to your next project. smh, its weird as can be. the last good one I used was a plumber recommended via home depot a few weeks ago. he is smart enough to establish a business system by getting a secretary to schedule and confirm appointments. he was running behind and had the secretary phone me to let me know he was trapped on the highway and would be an hour behind schedule per gps eta. that's super rare even though it was already mentioned in his time frame that his secretary and I previously discussed (showing up between 9am-12pm). the one's who don't have a system are the most problematic trying to handle everything by themselves. why is it a mystery to so many contractors is what I'd like to know...
