there are quite a bit of people/websites offering such a database for a price of course(google/bing/yahoo search). how reliable it is varies. then there's the option of compiling the most updated list as a DIY thing for much affordable with a learning curve thrown in. my coin.

if you don't feel your agent/r.e.salesperson is the one for you at this point then let them know as kindly and professional as possible that you are relieving them of their fiduciary responsibilities to you. forthright is the best route. my coin.

well, if you're a newbie and aren't sure how to move forward then you need to return to the drawing board. get some more researching and studying in. some opportunities will be a bit much from a newbie perspective. there's plenty of information available here on BP for homework purposes.

A lot of contractors are flaky in that they will do a good job at a fair price for one or two projects and then try to rob you blind on another. Some won't show up at all. I've tried to recommend others in the past that did work for me and they didn't leave good impressions for the investors(so I was told). the last ones that I used were via home depot and lowes. I don't know if any are members on here in the Philadelphia/Delaware Valley region. Unless they're a relative, spouse or in-law, it's pretty much a roll of the dice with them.

BP has a new resource platform to assist with finding contractors via home advisors, if I'm not mistaken. they sent out emails to members to let them know. maybe you didn't get it yet or didn't notice it.

unless you have money to burn, you only tear it down if you HAVE TO...such as there's extensive structural damage, roof totally gone and gutting isn't enough. you got some serious due diligence to do so get to running them numbers.

seem as though that would make you the GC. you gotta insure the project, liability wise. remember to protect yourself and protect the project.  look into that beforehand.  my coin.
