we can give you our opinions expanding 12 pages but you really need a licensed attorney's consultation on this matter.

For those of you new to Philly,  when the DNC came to Philly, the city had a massive campaign to combat the homeless issue (see this video from earlier this year- https://philadelphia.cbslocal.com/video/3433777-ph... ). As a summary, the majority of the homeless population was reallocated into one area, Kensginton. As a result, the city as a whole, was cleaned up but at the expense Kensington, which saw an influx of drugs, garbage, and homeless encampments.

The City of Philadelphia is now addressing this issue and plans on a multi-armed plan to disperse the poverty and hopefully see a drop in the concentration of drug use and crime in that area starting January 2019 (see this article from October- https://billypenn.com/2018/10/18/kensington-homele... ).

I'm researching that area now in hopes that it will slowly shift into it's Northern Liberty Neighbor. What are the thoughts on acquiring low cost/section 8 REI to buy/hold as the crime, culture, and policy shifts? Who is already there?

If you are hoping for the meth mania problem to shift entirely from Kensington to Northern Liberties, sorry charlie. Fact being there are way more thriving small businesses in Northern Liberties. there will always be a nice chunk of Frankford-Kensington sections dedicated for intense riff-raff.  that's exactly why the city transferred them from downtown to Kensington of all sections, lol.

the clinics that us taxpayers will be forced to pay for won't really cut back on the drug users. its basically giving them a clubhouse to get high at in various major cities. remember its not an orderly habit so even with the clinics(which will have rules) the users will still frequent the streets(panhandling etc) because they don't follow rules. that's the drug life and that's the reality of the situation.

if you can get your hands on a sizeable(2000sf on average) corner spot/lot around there a.s.a.p. that would be great on the profit side to flip when they come looking for locations to build those clinics. My coin.

the property that you're currently living in is owned by someone else, I'm guessing? are you interesting in purchasing it (at a discount, since you said it needs a ton of work) from the current owner? I'm trying to figure out your goal say for the coming 12 months or less...

you might want to research on airbnb website/app to find the best answers.  both the guests and the hosts usually leave reviews. my coin.

there's plenty of information online that's available to the public. its all a matter of researching. for instance, not long ago I was looking up some relatives of mine. yes, I know they are my relatives but all I did was search online for their names and got death certificates going back a century plus. my point is that like marriage licenses, property owners and criminal background, death certificates are apart of public record also.  it might be free or it might cost a few bucks....happy hunting.

Bucks county is the popular area for mobile homes as far as the Philadelphia vicinity goes. as for 'in the 215 city limits' I sincerely doubt that its allowed to just be placed on vacant land even if you're an owner. you'll have to research to be certain though...

its most unfortunate that you had to go through this deception and theft from someone who is considered a professional in this business. we definitely appreciate you putting the warning out about this character. as hard as it is to find a reliable experienced contractor nowadays its even harder to find one that's not a crook and a liar and that's truly pathetic.

Yes, I have searched and saw that, but I’m not exactly in the multi-million-dollar kind of realm here.  Smaller businesses like mine are treated very differently from those in the article you linked to.

you don't have to be a 7 figure earner to use the method. if you're to take advice from anyone wouldn't it be best to come from those who have tried and mastered it? its a proven method that many successful real estate investors around the country practice when doing business with private lenders being positioned as banker. the choice is yours in any case.

Hey,

you should look into attending one or more REIA meetups (look into the meetup dot com under real estate investing). this way you can network and get an in-person feel of a potential mentor/coach. be sure to fine tune your key words / phrases on here so that you will be notified whenever a thread is discussing a topic of interest to you.

kudos,

Mary
