You can also call builders and ask what type of lots they are looking for and then find land to wholesale to them. Find your buyer first.

Midwest City is a great market for rentals. But make sure to avoid anything in the Del City (just south) city limits. The areas can bleed together. Military tenants are great but they can break their lease if deployed. Something to be mindful of. Good luck on your journey! Hit me up for any specialized intel in the OKC market.

How much do you think it would cost to fix the roof and flooring? You could look at a personal loan to finance the rehab and then pay that off when you refinance. Or look for a private lender in your market or a bank that offers construction loans?

Hey Will, did you find the tenant first and then the property? Or the property and then the tenant? Also what kind of terms for the owner financing?

I think each housing agency has its own guidelines. I know each bedroom would need a window with suitable egress so a tenant could escape if there were a fire.

If a home is in good condition and appropriately priced, it will still get multiple offers. However we are seeing a few more contigencies being considered. Overall though, still a seller's market. The public does love to listen to the media and when the media says 'recession' that can often hurt buyer confidence.
