Have you looked at doing a house hack? Then you'd only need 3.5% down with an FHA loan. Maybe your wife could apply for the loan since you have poor credit. Mortgage could be in her name but deed could be in both your names.

Hey @Dominique Guinnane, I'd always keep in mind ways to provide value to your clients. Be able to do things they can't do, i.e. find off-market deals, negotiate terms off an inspection report. Ask to go to another's agent's open house or listing appointment or open house. You can pick up tips and tricks from other agents you can apply to your business. And it's been said, 'There is riches in niches.' Find a piece of real estate where you can become an expert and be seen in your market as 'that's the agent who mostly does ABC' and create a strong brand. Good luck!

Definitely a house hack by utilizing your VA loan. You'd need minimal capital as an entry point. When you run numbers, don't focus on what cash flow you'll make, if any, with a house hack. David Greene discussed this on a recent podcast. Focus on what you'll be saving in housing expenses. The main goal, in my opinion, of a house hack is to acquire real estate with minimal downpayment and greatly reduce your housing expenses while you're paying down an asset.

I'd like to find a great digital lock box or smart key, something where I can give a prospective tenant a code and then change that code. I believe there are some products like that on the market but curious what others folks are using.
