If you buy in a neighborhood with several empty lots where builders continue to build, you might not see the appreciation for awhile. It will take several years to get your cash investment back on a new build. But if you plan to hold on to it for awhile, that could work too. Many builders in the Oklahoma City area have too much inventory after a rush to build the last two years so some are offering incentives.

For Oklahoma City, depends on what your goals are: you looking for cash flow in a B-C area or appreciation and limited vacancy in a A-B area with good schools

I'm an agent/invest in Oklahoma City. This is still a great market to invest but, like most cities, different areas have different upsides. Some parts of the metro are cash flow plays and others are appreciation plays.

There are still deals in Oklahoma City that will cash flow. Not as many with the higher rates, of course. And inventory is still tight. But OKC is one of the more afforable housing states relative to median income.

What is the biggest complaint from OOS investors about their PM. Truthfulness, responsiveness, upcharging?
And I agree. The spirit of the deposit is to return the property in the same condition as it was received. Any plans to do a remodel after the tenant moves out are irrevelvant. But, I'm sure Landlord Tenant laws in Oregon are bonkers.

I think if you search OKC Bigger Pockets you can find it. The FB isn't that active though. OKC Real Estate Investors is a good one.
