I'd think the service from the current PM won't improve over time. I'd cut bait while you can and the unit is vacant to someone you trust.

I'd start with your internal network and began telling folks you're looking to purchase distressed property or willing to take on a mortgage, etc. Then if someone in your network comes across a deal, hopefully they will think of you.

In the future, you could write into your lease that are repairs or replacements that are due to tenant negligence will and can be charged to the tenant. Do a walk thru before a tenant moves in and show them basic home maintenance and that they'll be responsible if they do things that destroy components of the house. Hindsight is 20/20 but something for the future.

Oklahoma County has a tax lien sale every June for property owners that are 3+ years delinquent on the property taxes. There's an auction in the county building. Is that the same thing? Or are the tax deeds different?
I've also heard of investors purchasing a home at the tax sale and having to evict the previous owners. Also, you don't get to inspect the property or do a title search so there's no verification of a clear title which would make the property difficult to move.
Love the strategy though!

I'd suggest setting up a bi-weekly or monthly call with your PM to discuss the portfolio. So much can get lost in translation with emails or just sending a P&L statement. Those calls can increase communication and build trust

We use App Folio and it's a bit pricey but worth it, in my opinion. I know several self-managing owners that like Tenant Cloud for smaller portfolios.
