I'd lean on your state's Landlord/Tenant laws on the eviction process. Or reach out to a real estate attorney you trust.

I'd agree that if you restrict pets you'll be shrinking your tenant pool. Older and small animals don't do that much damage. Its the puppies that wreck the place. Especially when the owner doesn't train the animal. 

I've also read to not call them 'pets' and refer to them as 'animals' to change the mindset of the tenant that you are being magnanimous to allow an animal in the house. Pet has a different connotation.

We own two properties that we've shifted from Air BNB to medium term rentals for traveling nurses. We've been having success on Furnished Finders.

I'm a fan on nominal rent increases with each lease renewal. Taxes and insurance go up each year, which I feel like is easy for tenants to understand that you're not the bad guy trying to squeeze a much profit from the home as possible. I've also found relationships matter more than most PM's acknowledge. Tenants may be apt to stay with a current owner/PM with a rent increase that they trust and have accomodated their concerns versus try and find a new home with a new situation. The devil you know, you know?

I can vouch for Oklahoma City. I've represented at least a dozen out of state clients that have purchased investment property in our market. Landlord friendly state. Low unemployment. NBA franchise. Progressive city government (as it pertains to capital investment) and low cost of living.

We either charge a 'water fee' or bake the cost of that utility into the rent.

We provide a smart TV so the guests can log in to their own profile. Having one profile for the property and many different guests could be problematic with different peoples' viewing tastes.
