I would read that as the PM is due the lease fee once the tenant pays for that first month. Poorly worded sentence on the agreement but I'd say that's the spirit of the language.

For a garden variety 3/2 in a typical middle class neighborhood, I'd definitely suggest not adding solar. There are tenants who might see the value in limited utility bills and the green aspect of solar but you'd be marketing to a very specific audience.

If you allow the PM to find and vet the tenant, I'd want a qualified reasons and/or background reports as to why the PM thinks this is your best tenant option. Largely to avoid the PM from throwing the first warm body in that fills out an app and you're stuff with a bozo. I'd see if the PM would accept 75% of first month's rent as a lease fee. I've done that for other clients who want to self manage but don't want the headache of taking calls, scheduling showings, etc

I'd agree. No lease and no deposit equals no agreement.

I had a handyman try to convince my tenant the kitchen had black mold. Luckily, he was a biology student and knew that wasn't the case.

I have two MTR and I share the access to the Ring doorbell. That gives the tenants peace of mind. You can always unshare access and it keeps them accountable.

Zillow still provides the most visibility and you can list for free without upgrading to premium. FB marketplace has been less successful in my experience. Lots of tire kickers.

Hey @Armeen Rouyanian, I'd definitely recommend a small multi-family house hack. You could outbid investors because it would be your primary residence. And with an FHA loan, you'd only need 3.5 down for four or less units. DM me for some local lender recommendations that work with investors.
