I agree with Candace 100%. We are seeing about an 8 cap. There is still room for a ton of growth in Gulf Shores. The market is in great shape, just has low supply. Furthermore, if you are in a position to where you can do a small renovation, that can go a significant way. 

Also, just because a price is listed at a certain value, doesn't mean you have to trap yourself into that value. Make offers, get your foot in the door and negotiate during the due diligence period. There are good deals to be had, so don’t be afraid of receiving some no’s. Anything can become a good deal with the right strategy and negotiations. Yes, there are some investors selling because they are underwater. Leverage that! Even though inventory is low, you are on the upper ground as the buyer for majority of homes on the market. Let me know if you have any questions.

 Thanks Ben! The two rental properties are all set, with a PM in place. So I'm hoping everything will go smoothly. I would like to make a correction, actually, they are in Foley, not in Gulf shores.

Hey Bien, welcome to BP! Be very careful when analyzing data in Blue Ridge area. More cabins than demand there. You have to have several amenities and a mountain view to compete at a high level there in my opinion. I personally just decided to stop looking at Blue Ridge for my next purchase for this reason. Hard to make the returns work when you are breaking the bank on the set up!


Hi Ben,

We were previously under contract with a cabin near Helen, GA but pulled out before the due diligence deadline.  We literally just went under contract with a property within 7 minutes from our home and although the property required us to put more money down and more sweat equity needed to get it up and running, we feel like we can get more renovations done ourselves and save some money so the CAC will be better once we get established.  We ran our numbers conservatively as AirDNA showed really high numbers for the property.  

We are also thinking about the amenities and how to differentiate ourselves.  We noticed our market basically had properties that looked nice - like a hotel.  We are brainstorming ideas on having wall murals, or themed rooms in the house that are relevant to the area, etc to stand out with our interior design.

Love it! I think the themed rooms and murals would be great! Definitely make sure you have a hot tub, and a few table games as well, such as air hockey, pool, or foosball. Best of luck, and congrats!

Foley is growing at a rapid pace. Several families from the midwest seem to be coming in. Also, very close to one of the top beaches in the southeast (Gulf Shores)! Happy to discuss some with you if you are interested.

We’d like to do section 8 or military. The idea of buying out of state seems overwhelming. I have reached out to multiple realtors in the area and most have been unresponsive or not very impressive.

How are you all making your connections and building a team outside of your area? Any other tips for doing the out of state thing? Any of you in the Gulfport market?
