Quote from @Nikita Douglass:

Hello everyone,

I am currently residing in the Bay Area and interested in starting my real estate investment journey. However, due to the high costs associated with local real estate, I am exploring options outside of the Bay Area. Despite having a steady 9-5 job, I am eager to invest in a property that can generate cash flow while still maintaining my 9-5 employment.

While I do have family in Oregon and Washington, I am open to investing in other areas if it makes financial sense. With the current state of the economy, I am uncertain about where to look for a property and what investment strategy to employ.

Please feel free to respond to this post or reach out to me directly if you have any insights or recommendations.

Thank you,

Nikita

Quote from @Dana A.:

Hey Everyone! I am looking into the Florida Market (From Palm Beach to Miami) however I am open to hearing more about other areas you all could recommend. I currently work with investors and developers here in NoCal & SoCal and would like to mirror my business model in Florida. Possibly even start flipping homes myself. Although I love the commissions received here in California as a realtor, I see more opportunity for a more prosperous, healthy and happy life in Florida. It also helps that I have family their too! :)

With my partners here, I could continue to work both states so my transition shouldn't be super hard. After almost 27 years in CA, I think I am done...

Post: Property tax increase is INSANE!!!!

Quote from @Rina Amir:

Property tax increase is insane. I know you can do tax protest to adjust but it's not always successful.

Some tax protest companies charge 40% of the saved amount, which is also a lot.

What do people do? The past few years have been really rough and start to become barely break even.

If property taxes are hitting your bottom line this bad, I highly recommend selling. Sometimes it is hard to sell as we have an emotional attachment to properties we put a lot of time and money into, but the property taxes are only going to get worse. You should also not expect to be able to decrease your interest rate or insurance much, if at all, any time soon.

I would recommend doing a 1031 exchange and using that capital to buy in a state that is more tenant friendly and is known for historically low property taxes, such as Alabama.

Please reach out if there is anything I can help you out with!

My husband and I are looking at buying some properties in Gulfport, MS for STR's. Is this area a good area? Any red flags or things to watch out for? The area seems nice with small-town atmosphere and not too touristy.

Also looking at Gulf Shores, AL.

I would be happy give you a quick rundown/overview of the Gulf Shores market. Beautiful area on the Gulf Coast and acts as a sort of end of the funnel for most of the midwest seeking a beach vacation or seeking to escape the cold weather. Feel free to reach out!

Quote from @Joshua Fletcher:

Hey I've been self managing 2 LTR properties in Weber County each cash flowing 900/month. Looking to transition to STR Airbnb relatively close to turn key for higher cash flow and less hands on through property management. Have about 200k available assuming I sold 1 rental which I would like to. Prefer property in Utah but open to other locations. Need an experienced real estate agent who specializes in STR and can offer insight into this market as it is new to me. Any recommendations? Thanks

Happy to help you out if you find yourself looking for an STR in the Gulf Shores and Orange Beach, AL markets, just let me know!

Post: 401k Plan - Smartest Way to Use It

If you plan to take a 401k loan and use most or all of what you have in the account, I would highly recommend buying a value add property with the intention of cashout refinancing on it to pay back the loan as quick as possible, unless you find a property that you are very confident will pay back the loan with its cashflow in a timely manner. Please reach out if there is anything else I can help you out with!
