I went to a different part of town the other day, outskirts, to get a permit for their county to place yard signs. You know, to work with the county, not against them. They wouldn't give it to me. It's getting stricter, and rightfully so. I'm tired of the spammy, trashy bandit signs everywhere and the free-wheeling reputation wholesaling has tagged to it. Legislation is the future and only aides this service niche.

Bandit signs are trash, they look like trash, and give this industry a sketch image. Everyone knows the numbers are Google numbers and can't be traced. Many places now won't even give you a permit for them unless you're licensed realtor or commercial. Do business legitimately. You see Papa John's or Great Clips sneaking around with signs trying not to get caught? Lol it's ridiculous. If you really want a bandit sign, pony up and buy a billboard.

@Jess Kinzel Wow, Missoula...that's pretty cool. Can't imagine there's a lot of competition there. I'm not a fan of them because of how trashy they look...but bandit signs seem to be the go to for low budget marketing. If you don't want to buy them repeatedly, putting them out on a Friday, picking them up on a Sunday is an option. They are everywhere in Nashville. In Missoula, I'm going to bet they're not.

@Jess Kinzel I did not. I did a number of marketing initiatives to learn first hand how saturated the market is. My marketing budget now is only focused is seo. Long term game.

@Sara L. Robbins I'm not necessarily saying stay far away, but if people would break down REI into simple bite size chunks they would get there. The attractiveness of programs is in the back of everyone's mind, whether they admit it or not, is the thought "now THIS is the program that will make me six figures FAST." Marketers know this, they play off desire and vulnerabilities.

Speaking of marketing...I replied to one of his marketing emails, which are very warm, intentional, friendly, and conversational in tone and rhetoric. His reply was three or four words, totally direct. Meaning -- safe to assume he doesn't write a single one of those emails. Could be wrong. But we all know, it's just appearances most of the time. Outsourced appearances. 

In summary, none of these programs are necessarily bad. But...you always have to be willing to be marketed to and play the game of being sold. Conversely, you can budget out what you can spend each month, pick ONE area (i.e. code violations) master a campaign with fb, mail, ppc, etc., get a couple deals, and scale.

Great stuff. Only thing...there's no such thing as a public "tired landlord list." Landlords don't file a notary with the country saying "I am tired of being a landlord" lol. There are, however, records called evictions that can lead one to think they may be sick of doing it :)

@Rick H. Great advice, thank you. Currently consolidating my probate list current and past. In your experience, do you recommend mailing first, calling second, for probate lists? I have no problem cold-calling vacants, et all, but given the circumstances of probates, I want to be appropriate.

I just listened to this guys (Find Motivated Sellers Now) online recorded schtick. Course I had to sit through about 45 min of him (trying) to dangle a golden carrot in front of my face to get the link. Fwiw - the price is 2k now, annually. Think about it from their end. Do you think they're concerned about ultimate accuracy if they know 90% of wholesalers are desperate for leads looking for something like this and will pay? This is true passive income for them. Let me put it another way -  they don't really care about you lol. Sorry, let's be realI didn't trust it. BP confirmed my suspicions.

Pick one and master it. Software programs are getting pretty darn slick at aggregating info that once took eons to compile. If it gets you results matching your goals, stick with it. If not, try another. Personally not really a fan of "no don't do that" when it comes to marketing. It's all trial and error. No one person has all the answers in this crazy field. Try them all. Start with one.

He went through Ron LeGrand's program/material, which essentially teaches you how to evaluate FSBO properties from a number of angles - subject to, lease option, etc. - and find a solution. Instead of just being a one trick pony - wholesaler, flipper, etc. So as far as I can see he became well versed and accomplished from Ron's material, turned around and created his own program. Nothing wrong with that I suppose, but it's nothing new as his marketing kind of makes it seem. Just repackaged. The 5/hour a week thing sounds like a spin off of Ferris's best seller book "Four Hour Work Week." They're emotional titles that appeal to human wants and emotions...and we all know if you want that reality, it will take work to get there. Regardless of HOW they pitch it.

However, I watched his free webinar it sounds much more palatable and organized than Ron's stuff. I have some of Ron's material. I signed up a while back for $1 (then cancelled before monthly payments.) it's a massive .pdf, among a few other things, that likely overwhelms most people with info. And then they mail market and upsell the S--T out of you, they do not stop unless you call and talk straight to them to get you off their list. Bulldog's. Anyway, Blair's seems more synthesized and bite sized, though I have no experience with his material. In any case, just remember he's selling you on his program. You have to decide yourself if you want to put in the work that will make paying him for HIS dream of passive income (let's be real here) worth YOUR time.
