@Kaz M. we are hoping to chat with him/her about the amount based on how "easy" it will be to do (i.e. we are not looking to scape the current structure and I can clearly see a path to add about ~200/300 without needing to build up). I am not against building up as well, but that will depend on what it might cost to reinforce/etc.

I am not working with an architect yet, and it is a crucial part to the process, but we also need someone to give us more of a realistic feasibility/cost breakdown (not just an average cost per sqft run through).

Hey everyone,

I am looking to add some square feet to a property in Moss Beach, CA. The goal is to ideally add 1 bedroom and 1 full bath. Looking for someone to provide bids on different layouts/opportunities and help assess the most strategic way to do the project.

If anyone has a GREAT GC they know that has some experience in a project like this it would be greatly appreciated. There are a lot of other items that we are doing as well that we are more than happy to get a bid for. Looking for someone who can do this in a timely manner and give the project their attention.

@Janette Richan congrats! As others have said it really just depends on your level of drive/interest. Big or small will not make you successful - your drive will. For the bigger places, they might have more infrastructure in place that helps the average agent out. For the smaller shops, the broker/agents might actually work on deals themselves and be busy. Just so you know - you can leave/switch brokerages pretty easily so don't worry if you make a choice and then decided to go a different route too.

@Erin C. surround yourself with people who are willing to let you learn if you prove that you won't waste their time. Show up early and stay late hitting the phones. I never think a team/brokerage will make you successful, but rather the one person who takes you under their wing and teaches you how to grind it out.

@Kenson Goo might be. If you have already screened them via the checks I imagine you received applications from the prospective tenants (i.e. you are having them pay an application fee and then screen them with it). If that is the case you could have the broker just show them the property at an hourly rate of $40 an hour and if it just takes one it would cost you $40. Although, I will say it is pretty impressive to get tenant applications before they even see the place (most people are not willing to pay to be considered for a place without even seeing it)!

@Mike Stahlman you should be able to put it on the market like you would any other house with a Realtor and have them make a note in the MLS that the buyer must purchase via seller financing (if you are going to require them to). For the loan, call up your preferred lender and see if they can take care of the pieces for you. Good luck!
