The form you displayed has a section that says when it's signed, that the signatory is doing so under penalty of perjury. The problem is that no one will prosecute them for the offense, so the whole thing is a farce. It is a scoff law. 

if they don't sign it however, they are supposed to be subject to eviction, but the judges won't entertain a hearing on the matter, so it's still moot.

My attorney told me, and I'm sure it probably only applies in Kansas, that you can remove the tenant for what we call a 14/30 letter. This is a notification that the tenant is in violation of the lease agreement, other than rent payments. Loss of utilities would apply, destruction of property, ect.

Our attorney also said they can be removed over a simple 30 day notice to vacate the premises, no other reason given. I'm sure this might not apply in some states. I think Washington has a bar against removing them with a 30 notice.

There isn't much you can do if a tenant goes bad, but you can sure do due diligence before letting them in. Plus it's better to cut the rent a little and get a good tenant, than try to remove a bad one.

Let  me add this again, the tile manufacturers recommend it. Let's unpack this, it means that if you don't and the tile breaks, they won't warranty the tile. On good floors you can get away without it. On older houses, you simply can't.


Now, in the old days, you never used tile backer because you didn't have it. You actually used thin set mortar. There was a process that was called dry mix. You would spread the mix damp and set the tile then use a sponge wetting the tile down creating a wet set mortar that  would then set harder. 


Because some tilers do it WRONG, doesn't mean you should. End Of Discussion.

Have the tenant fill out an application from you first, then be have the online companies do the background check. That way you get their SS and other pertinent data.

When interviewing potential perps, cops have you repeat your story looking for discrepancies. It won't hurt the tenant to fill out two applications.

It's going to be a bit. I noticed it when I was building my duplex, but went with regular metal instead due to costs. Standing seam is still the best, though costlier.

I noticed, there wasn't a mention of deposits, that's why you have an estoppel agreement, signed by both the tenant and the landlord.

if the closing company failed to collect the pro rata portion of the rents, they are responsible for them directly. That's why realtors have errors and omissions insurance. Conact them directly and demand the unremitted rent.

A friend of mine got an entire septic system replaced as the county required they be inspected and in operating condition and it wasn't. After he moved in they immediately had issues. The realtor/closing agent was running scared.

Actually, there is a roofing system that is a screw down that acts just like a standing seam, only cheaper.

A true standing seam crimps the ridge and there are no screws in the valleys. There is a screw down that works exactly like a standing seam, but isn't crimped.

The name of it just went poof, but check it out. It works the same but is cheaper to install.

Well, I have both sides rented. One side is a short term rental to some laborers working on a windmill farm south of here. They will probably only be here for 5 to 6 months. It is sort of an Air Bnb. The other side is rented to an elderly woman, my banker's in law. They moved her here from an hour away so they could help her as she needed. 

I'm actually looking into a building some 4-plexes in Pittsburg, KS close to the university. I have a lead on a couple of empty lots within walking distance from the college. I'll post my progress in this forum.

I just did a new build, you can view it elsewhere in this forum. We installed granite, but the cost is excessive and benefit is over rated. If I had to do it again, I'd do laminate (Formica and others). You can get a counter top that replicates granite, for at most 1/4 of the cost. If it gets damaged, it doesn't take much to replace it as well. 

Another option is epoxy. This appears to be a great covering, but requires some knowledge and expertise to install correctly and make it look good.

Just about ready to go. Having some HVAC installation issues that will be resolved and some dirt work.
