The framers are done. The unit is wrapped and we're scheduling the plumber and electrician. It may set for a while till they get it roughed in.
We over wrapped the window openings because the windows are at least a month to six weeks out. We ordered them when they were about 2 1/2 months till needed then got a month added to that.

Exterior walls framed up. Interior walls Monday, then OSB the walls and set the trusses. We are supposed to get a cold snap Wednesday, which will stop work for a day or so. Should be dried in by the end of January. The windows are on a long delay. Got notified by the window manufacturer that they are a month further out. The lumber yard stocks 3/4 windows, but the bedroom windows require egress and are 3/5.

I need to apologize. I have been very slow updating this forum. The slab was done a month ago, but I've been busy with some other issues and forgot to get those pour pictures up. The trusses, studs and 2x4s are on the ground and the framers are supposed to start Monday, January 17th, but we have bitter cold here now, so they may be delayed a day or so. I will get some more pictures today and post them. These are not all the pictures, but a fair representation of the pour.

The pictures are the final plumbing and we're going to shoot the top of the forms once set to be sure we're high enough. The plumbing was done, tested and passed by the city inspector, but the trackhoe contractor, who the plumber hired, was covering the plumbing up and broke it. They had to replace/repair and have it inspected again, that caused delays. We were supposed to pour on Thursday, December 9th and that was booted till Monday the 13th, but that was delayed yet again till Tuesday the 14th. They've got some smoothing to do and rock to put down.
Our plans are to burnish the pad and seal it. That will be the flooring for the apartments. I wanted to stain the concrete, but to color the concrete would cost $3,000 for putting the color in the concrete. It costs $100 a yard to color it and we have 30 yards. To acid stain it would cost $5,000. Now if we did it before we framed it in, it would cost $3,000, but then we'd have to put down felt to avoid anything staining it. I'm waiting to see how it looks. If I go with vinyl click flooring, it would cost me ~$8,000 installed. I've been convinced that the tenants can put down area rugs if they want. We'll see.

I haven't had much to post. We were just waiting on the stars to align, read the sub-contractors, to begin construction. Today, November 22, they dug and poured the footing. They are going to scrape the grass tomorrow and prep for gravel.
Probably the week after next, the plumber with rough in the plumbing. The delay being his schedule. We are going to have a pre-build treatment for termites and then the slab gets poured. Since we're not going to have any weight on the slab, we'll begin framing up in a week and hopefully, we'll have it dried in by January 1, 2022.
Meanwhile, here are some pictures. I will post more updates and pictures as things happen.

Been a long row to how. We are breaking ground in about a month. We should be dried in before Christmas. GC thinks we'll be done by April, but I'm guessing May to June. That's just the way it seems to work.

All I said was that this is the way the tile manufacturers suggest doing it. Heck, I've seen guys put it right down on the subfloor.
