I am not sure what state you are in. But I do know I had trouble getting a mortgage on a house some where in west Virginia , because of that k/t wiring.

Really sounds like a property manger with a benefit twist. I will keep an eye out I would like to see how this works.

Sounds like your co-work is attempting to be a hard money lender. I can see were they would benefit from it. How ever, If this were to happen I am sure a contract would be written up. I am assuming the contract would say The final payout would be spilt 55/45 or maybe 60/40 pretax amount. Or The ladder of 50/50 on the post tax amount.
In my opinion only, profit comes after all expense's.

Sounds like your not comfterble with your own deal. Just take the % agreed upon. Let the seller make a couple more dollars. And now every one walks way happy. U may loose a little bit now, how ever you will gain to happy referrals. Which will be happy to bring you more business later.
Let the seller know some paper work wasn't exactly Clare and it turns out they will be making more than every one thought. The buyer already knows what their paying. So weather it be the seller or to the middle man. They going to pay.
chuck it up as a learning experience. And stay with in the law. Making more money is always good, but an extra couple bucks now. or a extra repeated couple thousand later. Jmho opinion.

what kind of phone/plan is she one. This really tells something about someone...Pay as you go or contract.
