Welcome @Cindee BrownMills.  BP is a great resource.

Don't want to hijack your thread, so if any Alaska BP members would be so kind as to give me some local knowledge about Alaska, please message me and I would be very grateful.  My son and I are planning a trip there this winter, after Christmas (yes, he wants to go in the winter).  I also plan to look at some properties while we are there.

Never once.  I have gotten called twice on a Friday late afternoon/early evening before a holiday weekend that the AC was not working, but all it took was a call to my HVAC contractor's after hours service line and they took care of it.  Had to pay a premium cost for the service, but other than that, no skin off my back and both times the tenants were thrilled that I got it taken care of so quickly on a holiday weekend.

 My phone is off at 3am, so I guess I'd call my plumber the next morning if that ever happened.

@Joe Taylor that's for the information on your experiences.

My offer did not get accepted on that one.  Based on what the attorney said, the estate owes much more than I offered, so it will probably go back to the bank.  Unless another investor came in much higher than me.

@Manolo D. I can get three 40 cy dumpsters pulled for $1,000.  This isn't LA.

@Robert Blanchard great idea on 'giving away' the metal.  Its all aluminum so there should be some value.

@David Dachtera you can't tell from the angle of the shots but it is entirely above ground, just built right up next to a retaining wall on the closest side to the house.

@Neil Schoepp, plan is to grade and sod/grass the area on the low side of the wall.  Maybe some shrubs up close to the wall.  And of course a rail at the top of the wall.  Thanks for the detailed breakdown; sort of the same way I go about "guess-timating" things like this.

Here are a couple of photos.  It's pretty big and has that lovely attached deck.  I laugh, but back in the day this thing was probably the bomb.  I can see all the neighborhood kids hanging out here.
