First of all, welcome to the BP community. It a great place for RE investors and there is a wealth of information for all types of investors.
Regarding your question, I would over deliver on content, value, and information. People should come away and feel that you went 'above and beyond' what they expected and took away a ton of useful information that will help them build their business. This is something that I learn from Napoleon Hill, the author of the classic book Think and Grow Rich.
I'm not an expert in private lending but you or the speakers you have presenting should be. Credibility and being able to answer all questions is critical. I'm not sure of the format you are using but the attendees should have a binder of information, copies of all the slides, access to a website, and anything else that will be viewed as valuable.

I can't help you but I just wanted to let you know that I was impressed with your straight-forward approach to finding a mentor. I think you have a lot to offer and while it's generally not recommended to advertise for a mentor, I think your approach will work. Good luck with your real estate investing!

Hi Dan Graney for me the best coarse offered by Rich Dad is the weekend intro course where you get an overview of real estate investing in a 2 day boot camp. It was $300 but I paid $149 and they gave at least that much in study materials. If you actually study and apply what you learn from that course, you have all the knowledge you need to be successful. However, knowledge is only about 40% of what is needed and the other 60% in your motivation, commitment and network.
As others have mentioned, if you use BP as an education tool by going on everyday and reading, posting, asking questions, and networking, this would be a very expensive course but it's almost free!

Hey Jason Ma, another must read book for every newbie RE investor is Gary Keller's Millionaire Real Estate Investor. I try to read it every 6 months because I love the idea of "think a million", "buy a million", "own a million", and "receive a million"!

No question this is a fantastic price but the real question is the neighbourhood? There will most likely be higher expenses with ongoing management but once you stabilize the property it will be offset by the cash flow.
As others have asked, keep us posted on the project and good luck with it!

Hi Marvin Meng,
Your approach to get all the leases consistent during renewals is sound. Regarding the late penalty, I don't believe there is an industry standard other than the penalty applies once the due date is missed! I would suggest checking with other landlords in your area to get an idea of what they do but don't be afraid to set your own rules.
Remember you are running a business and being tolerant of late payments only leads to more bad behaviour. If you over draw your bank account, does your bank impose an overdraft fee immediately? Of course they do!
