Well done Joshua Dorkin , Brandon Turner and all the BP team! As Zig Ziglar says, you can get everything you want in life by helping enough other people get what they want in life. That's exactly what you have done through the BP site, the books, the podcasts, the webinars, the meetups, etc.
I agree that the next major goal should be 1 million! We're already half-way there!

Hi Lisa Foreman and this is a great question because when we become successful, we all should have a part of our business that is 'giving back'.
In my view, a passive, long term income stream that is stable is the best for a charity. I'm not an investment expert but I think it is much easier today in invest in a RE-based portfolio through crowdfunding that will provide consistent returns of 8-12%. Real estate funds are still limited to accredited investors but those rules are being relaxed so that anyone can participate. You would definitely need to consult with legal and tax specialists because charities have strict rules that they must abide by to maintain their status.
I would be interested in hearing the opinions of financial professionals.

Hi Sandra N. ,an interesting question and I think there are several answers that may all be right but here's mine.
It is often said that RE investing is a 'people business' and I think that is the best way to differentiate you from the competition. If we work to build great relationships with EVERYONE we come in contact with in our business then these relationships will leverage our opportunities and result in a greater deal flow, more 'pocket listings', greater success on the deals we do, and more referrals that will result in more opportunities in the future.
How do we build great relationships? We do it by treating everyone with respect regardless of their position. It's not just the seller of the deal but also their associates, the person who referred you to the deal, the bank, the title company, the inspectors, the attorneys, the realtors, everyone! You need to realize that everyone is important in a deal because they represent your network and we are only as strong or weak as our network.
Also remember that almost anyone in your network can be a referral of future deals. Many investors have built large businesses on referrals due to their reputation. A classic book for this is Dale Carnegie's 'How to Win Friends and Influence People'. Written almost 80 years ago, the book rings true and provides a How-To of building great relationships in any part of your life.
I hope to see other views on how to separate ourselves from the pack during this heated market that many areas are experiencing. Good luck in your investing!

Hi Abraham Saldana , I have the same challenge and I have a great deal where I'm looking for someone to help with the down payment. Another BP member who works with Eastern Union Commercial contacted me to offer his help. I'm still in the early discussions but the company looks legit as I can find articles on them on both WSJ and Bloomberg.
They are looking to find me both a suitable mortgage (i.e. debt financing) and an equity partner who will cover the down payment. They claim they have done $3B in deals so I am hopeful we can put something together.

Yes, BP is the best site on the web for getting an education on how to be a better investor. I would also suggest that you read the books that Brandon Turner has written.
