The BP site is the best resource on the web for real estate investors so I would encourage you to take advantage of everything the site has. Checkout the webinars, podcasts, books, meetups, blogs and use it to build a network of resources for your business. Good luck in your investing and plan on spending at least an hour a day on BP if you are serious about building your business!

Hi John Aimon I have not attended Than Merrill's seminar and generally I'm not a fan of his. His seminar has gone through Vancouver several times and I have avoided it because of the hype. However, I have just finished reading the E-myth: Real Estate Investor which is a great book and Than was the co-author. In the end I have a new respect for him and I think he is trying to build a successful company in the right way. He appears to genuinely be trying to help others succeed. Education should be viewed as the value it provides you but you need to be prepared to work hard once you have the knowledge. (Sorry for the philosophy😀)

Hi Stephanie Sherman and welcome to BP. It is a perfect place to get started in building a RE business. Plan on spending an hour a day on BP if you really want to accelerate your learning, building your network, and even finding potential partners if you're interested. Personally, I take advantage of the podcasts, books, webinars, and the books. Good luck in your business.

Hi Justin Pumpr , an interesting deal... Having not met the person yet, I would setup a Skype video call to have a face-to-face meeting via video. Ask a lot of questions of them including some tough questions to get a sense of them as a person. I would also ask them for references of their GC business and see how they manage that part of their life. I would also ask for the names of any others that they had partnered with to get a sense of their business skills. After all this, and since you have a high risk tolerance, I would trust your gut and go for it if it makes sense.
If there is a high demand in your area with multiple tenants looking at the place at the same time then that should create a sense of urgency so tenants follow through. However, I generally collect a deposit so that they have skin in the game and less likely to walk away.

Regarding referrals, Angie's List is a popular web site that is a great source of referrals for all types of trades.

Hi Jason Chavez no there's not. However, many investors decide to get licensed as a real estate agent so they have direct access to the MLS. Also, if you grow your business and are interested in commercial real estate, you may benefit from a CCIM designation.

Hi Peter Wellman and welcome to the BP community. I would recommend that you try to invest in real estate as soon as you can because it will complement your sales business and make you more credible. Most RE agents are not investors and don't really understand what investors are looking for and how they work. Regarding the BP site, I would consider it to be a source for you lifelong learning in real estate. By investing your time in podcasts, webinars, meetups, books, and the blog, you will gain a ton of information quickly. I try to spend at least an hour a day on BP because it's a free education. Over a year it's like getting an MBA in real estate investing!
