Hi @Karlo Alamo, you definitely have an advantage if you are willing to move to where you invest. However, the Real Estate Guys say "Live where you want to live, and invest where the #'s make sense". If you are willing to invest passively OOS, then you can invest anywhere.
I invest passive in a few rentals that are 1,000 miles away from where I live in Vancouver. I have a great trusted local team and they deal with all the headaches. However, it took me decades (and losing thousands of $$) to find a system like this that works for me. You have a solid strategy and I hope it works out for you.

Hi @Andrew Z., I currently invest with a Canadian company that is expanding into Cleveland next month. They offer a turnkey model that is really more like a syndication so it's truly passive and no headaches. Typical properties are $100k with $20k DP and a 15% Cash-on-cash return. They have close to 800 "doors" under management in Canada and the US.
I have 3 rentals with them and will be purchasing more in 2021. Message me if you want more info.

Good deal @Bob Galivan. Just curious, do you purchase all your rentals with no mortgage? I've always subscribed to the motto of "There's good debt and bad debt" and consider mortgages on rentals as good debt to leverage your investments.

I love turnkey investing because I want passive income without all the work that goes with the BRRRR strategy or managing your own properties. For me, syndication can also be a great opportunity because with it you are just one of many investors (typically as a limited partner or unit holder) and can make a solid return.
I have managed my own properties in the past but now value my time more so turnkey gets me there. It really depends on how you want to invest, where you want to invest, and how much time you want to devote to building your RE business.
