The market is pretty good. Finding cashflowing rentals is not too tough. Some of the foreclosures are getting bid up past what makes mathematical sense, so you just have to stick to your numbers. I prefer the buy, rehab and hold strategy.

Put on the brakes, your landlord has you pegged as a sucker. If he has 80 units, he should be able to fund his own flips. The 1/3 split and telling you to keep it on the down low screams dirtball.

I am only about an hour away from you. Start learning as much as you can while keeping your money close to you. There will still be plenty of deals in the area for quite awhile.

And for god sake, backhand the first guru that says they will make you rich if you buy their $25k mentoring special.

Metlife gives me discounts for multiple properties.

Best was a bag of Mercury dimes. They were inside a hollowed out brick in the crawlspace of a bank that had been turned into a house.

Weirdest was doll parts in a dishwasher.

Worst was an over protective squirrel that attacked my leg.

I tried expensive paint and it still took two coats. So I just get the Lucite paint at Menards and use the same semi-gloss for all of my rentals. Think it was around $12/gallon. Looks good and has been pretty durable so far.
