It would only be seasonal in my area but no matter how bad the economy is, there is always a line at the snow cone stand. Hire a couple high school kids and watch all the little monsters line up with their dollar bills in hand.

Prospective tenant: "Do you know if the DEA has a local office around here?"

Me: "Uh, yeah."

$27,800 on a 5 year balloon @ 5%, 20 year amortization. Very small, very local bank.

Looked at a house that had so many roaches it made the dark brown carpet look like it was moving. Almost impossible to take a step without putting your foot in a pile of dog poop (not just regular poop, but looked like they only fed the dog burritos). Some god awful stench that made cat urine smell like cologne. And to top it off......dismembered doll parts in the dishwasher.

Spent 4 years studying beer and women at the local community college. Started working for a large health insurance carrier and been working my way up ever since. No formal real estate education/experience.

Spend time studying on this site and you will get a better education than any class can teach about real estate.

Go out and play a game of basketball with the kids. "Miss" a few shots directly into their car, see if that helps get the hoop moved.

If you are going to charge under market rent, make sure not to over improve the property. That is like shooting yourself in both feet.

I kinda took your same approach to buying low, fixing up and renting out the property. I too at first started in middle income areas, but learned to move to the better areas of town. The cashflow on paper is not as great, but the lower cashflow has meant a ton less headaches. I have a full time job so I am in it to add to my retirement when the properties are paid off not for the monthly cashflow.
