Find a real deal, use hard money, where the deals ARV is say 200k and they will finance it for 75% of that (150k), and they will give money for repairs if it fits into the 75%. Use the 10k for points if need be. My friend several months ago got a call off craigslist from a home owner where they tied a home up in Randolph, NJ where the owner was in FL and just wanted out. He could have easily done this, but choose to wholesale it instead. He asked 195k from rehabbed, and rehabbed sold for 455k.

I think that would vary by areas in Newark, but I am no expert. Maybe Darren Sager would know or know of a resource?
I usually do 5 or 6 a week, and while most people think you get paid only $35-$40 for an exterior or $50-55 for an interior, I usually get around $50-$60 for exterior and $95 for interior, and while it is not the $$$ most people talk about, I find it keeps my "saw sharp" for CMA's and the extra $300-600 keeps my wife at home with the kids.
Anyway TMI, if you want PM me, I can drop box you a bunch of helpful resources I found online. Or you can go where I found some info which was Tim & Julie Harris Real estate University, very knowledgeable resource!
