This is the perfect post for me to reply to! You have to take my advice, it is key!

As the others pointed out just do it.....

I am a thinker, an over thinker an extreme perfectionist in everything I do in business.... At least I was...

I would sit for hours tweaking a logo or a postcards. Then another hour overthinking it all. I would pick a site to advertise and then sit forever making sure it was in the right zipcodes with the highest turnover etc. etc. Then business name... I would pick one, show it to 10 people and one wouldnt like it and I would change it then 10 would and I wouldnt.....(dam I sound neurotic..lol)...you get the point, anyway I stopped and started slapping stuff together and sending it, my first year I sold 4.5 million in homes. When I was overthinking everything I did jack ****.

My point is dont overthink anything when it comes to this kind of stuff... especially your business name..... Apple, Google, Bing, Microsoft,Amazon.....all simple and frankly stupid if you didnt know what they were but look at them now....

Sorry for dragging this post on, I just know I was stuck thinking like you and now that I don't im successful.

I bought the mortgage from a lady who sold the property and did owner financing. She called me (as a realtor) to see what the property value was and if I knew anyone who would buy the note. Needless to say I did!

The owner had moved out some time ago and we ended up doing a satisfaction of mortgage along with a quit claim deed to convey. Was easy!

This was a very lucky scenario.

I was thinking to go with this package. $2045 http://www.us-appliance.com/fpk4elec.html

Plus do a washer and dryer as it is common practice down here to have those included.

Granite is a must for us as well.

Thanks! Is that $2000-$2500 with Washer and Dryer? Im at $4150 for SS Fridge, Range, Dishwasher, Microwave, Washer and Dryer.

Sounds like I'm quite High...

What is everyone doing for appliances? I have a rehab I'm going into that needs all new appliances. Being an agent I know in my area and in most the kitchen sells the house. I know I am going Stainless steel but I am getting caught up with which brand.... Kenmore, GE, Frigidaire, LG, Whirlpool.

I am expecting a sales price $250-$275k.

I just don't want to put nice new appliances in and then have them feel like a cheap brand was used..... This is my second flip and my first was a small condo so it didn't matter as much.

Any insight would be awesome!

more Ft Lauderdale peeps! I live in Coral Springs. I'm new on this forum too, I have been reading a lot and finally sold my first flip and am in contract on my Second. I am looking to network with people who are doing the same, flipping and buy and holds. I thought myself everything I know after being inspired by a gentleman from Toronto who built an empire of 3600 rental units....

I have been thinking of investing outside the area, I'm going to take a look at your article Ali.

Thanks everyone! The kitchen is from Home Depot, cost $887 for cabinets and top (they do 20% off sales often). The appliances including washer and dryer ran me $1350. The old kitchen was full of mold and for such a small closed in space I wanted to lighten it up.

As for #'s:

Purchase $22,000 purchased a non performing note

Back taxes, HOA and holding $7400

Rehab $8900 everything is new

Realtor fee's $3150 (I listed it)

Closing costs $900

Sales price $105,000
