Post: Structuring a fair split

I'm curious how people are structuring splits with people who bring deals their way.

Assuming the following scenario; Party A locates and negotiates the deal to purchase property 123 main st. Party B puts up the funds for hard money down payment (Typically 25%) as well as all funds required to complete rehab and holding costs. Party A and B share in the management of the rehab (contractors, choosing finishes etc.)

All expenses (Purchase, Holding, Rehab Etc.) get paid back to Party B and then the remaining sale proceeds (profit) get split X% to party A and X% to party B?

Thoughts?

Correct me if I'm wrong please :)

In my market (South Florida) it is very common to pay over ask for a property that has been listed for a good deal. I just lost on a property that was listed for $104,000 and I offered $115,000. Its all about the numbers. If your going to net after ALL cost something you are comfortable with offer as much as your willing to pay. I always look at it as if I offer $xxx and I lose it to someone paying even $1000 more would I be mad.

Just be confident in your analysis and you shouldn't  lose

Hey everyone, I am an investor in the Tri County Area (Broward/Miami/WPB) and my contractor is moving! This is not a good thing since I have built a strong relationship with him and his team.

I have a property in Boca ready to go with a full rehab and need some #'s to some very reasonably  priced guys that can get started with some work. It needs everything!

Call me or email me

I've bought from wholesalers before and conducted double closings. Assignable contracts are definitely done here as well. Im in Ft Lauderdale and I imagine the laws are the same in Miami. Let me know if any of those deals come across your desk as I am always looking to buy for Fix and Flips.

I am an active investor in South Florida that has been actively flipping properties for 3 years and a full time Realtor for 7. I also watched Cody and Josh's webinar and signed up. I have flipped 5 properties and represented buyers and sellers on over 150 sales so Im no newbie yet not a "guru" but I consider myself pretty knowledgeable. I am pretty impressed thus far and im on Module #2 of 6 not to mention a ton of other stuff they offer. I have definitely had some eye openers. I would say everything they teach could likely be found either on Bigger Pockets or online however they deliver the message step by step in an easy to follow process as well as several 1 on 1 business development calls. If you have any specific questions feel free to reach out to me. Im happy to help. I am happy with my purchase
