We invest and wholesale houses in Chattanooga, TN. I like that market for the reasons you state, there is appreciation, forced equity potential, as well as the ability to cash flow very well right out of the gate when bought right. We have also networked with some great property management companies there which makes all the difference. 

We wholesale, flip, and hold rentals in Pensacola,FL as well but I still have not found a property manager that I'm willing to recommend to out of state investors and be able to sleep at night unfortunately. Great market, incredible deals, tough to find good management. So, if anyone reading this is a GREAT property manager there please reach out to me as I could pass you a lot of business including my own. 

I don't know enough about the other markets you mentioned but I personally prefer the smaller sub markets with great rental demand as I can find much better deals. We live in Nashville now and these are the markets we still invest in from a distance because the numbers don't work for me where we live.

@Jimmy Moncrief lends in Chattanooga for sure and they have branches in Nashville as well so I'm sure he can help them there too. Good guy to link up with. I live in Nashville but invest in Chattanooga, both very nice areas of the country!

@Jason Jones, what size list are you trying to build?  I always work backwards from how many times I'm looking to get the phone to ring in order to fill up the deal funnel.  So, I base my list off of that as well as budget.  You know how much it will cost to mail to each name so it's a balancing act of sending as much as you can within your budget.  Hard to give advice if you don't know what size list you want.  If 6k names is ok then don't filter it down anymore than you already have.

@Jason Jones, how big of a list are you trying to pull?  Do you not want to mail all 6k names?  It sounds to me like that data isn't available in your area because it shouldn't drop it down that much.  I suspect you are looking for people who have owner their house for some time instead of those who have just purchased it.  I will say that we do a handful of deals a year where the people have only owned their house a year or two, sometimes less.  I try not to filter my list down too much if I can avoid it.

I haven't seen a ton of activity from the Chattanooga investors on here but hopefully you get some good feedback.  Hard to give up your contractors if you're a flipper and keeping them busy!
