It will limit your carriers but some will still write policies on them. It will also limit your buyer pool in the future when you want to sell it if you don't replumb it by then.  How good is the deal? The seller may come down in price due to that.  Why didn't the seller disclose that ahead of time in the property disclosures? Did they?

A nicer fridge may get someone to like your place over another but rarely will that be the reason for a higher rent price. I also agree with matching your appliance package.

Try @Jimmy Moncrief, he's a local guy in Chattanooga and may be able to help you out.  If not, I know some in Nashville that may lend in Chattanooga but you may be wasting your time if they don't.  Start with Jimmy and then let me know...

If you look back on some of my early posts on BP you will see that I was struggling with this same issue.  In fact, I created my own website first to see how difficult it really was.  And it was a pain but I think I got it looking really good.  I actually modeled it after a LP site because of how clean it was.  However, I still wasn't getting leads and my rankings were horrible.  I now use my primary website (the one I created) for credibility only and to help me raise private money by writing blog posts about what we are doing.  

When I was comparing between Lead Propeller and Carrot sites I was just personally turned off by the business of the IC sites.  Even to this day when I go to other wholesalers sites and I try to look at their investment properties it drives me crazy.  It may be how they set them up but personally it was a turnoff for me.  So, I ended up choosing a LP site for my wholesale deals sites and my motivated seller sites.  I also use LP for SEO since I really wanted my site to rank and start getting more organic traffic (motivated seller sites that is).  Their support is great and I have been really impressed with how easy it was to setup and manage.  

I think the real testimonial to LP is the buyers sites we have for our wholesaling company.  I was originally using my personal website (the one I created) to drive buyers to sign up for our deals and get on our buyers list.  When I switched to a lead propeller buyers site my conversions went up almost 10:1.  I was getting a ton of people drop their email and phone numbers on the page and view the deals we had posted on the new LP site.  That was huge for my business and has really increased the size of our buyers lists.  

I don't have experience with Investor Carrot and have heard great things about them as well, but my experience with Lead Propeller has been exceptional to say the least so I'm not going anywhere because of that and I will continue to recommend them to others.
